What to Expect

  • What is your installation process?

    Our crew will arrive at your home the day of installation. They will tarp off all the bushes and plants to ensure they are not damaged. They will then tear-off all existing shingles & felt paper. Once everything is off the roof any rotted wood will be replaced. The next step is to lay felt paper throughout the entire roof. Finally, shingles will go on. The ridge is cut appropriately, and ridge vent installed. The last step is to caulk all roof penetrations and to walk to dwelling to ensure nothing was missed. At that point, a thorough cleaning of the premises is completed.


    The day following your installation, a separate cleaning crew will come to check behind the installation crew to ensure that everything is cleaned properly. In most cases, we will finish a house in 1 day, but please block off 2 days to be sure that we can do our work properly, and with great attention to detail.

  • My roof is scheduled for a particular date on the calendar. What if it rains a few days before my scheduled installation?

    If there is inclement weather leading up to your roof installation, our entire schedule must move. However many days we lose to rain between the time that your roof is put on our installation schedule and the day that it is actually scheduled for is how many days your installation will be pushed back.

  • You just did my roof last week and it looks very wavy?

    It takes time for the adhesive strips on the undersides of the shingles to adhere permanently, allowing the shingles to lay flat. This takes several weeks in the summer with the 90 degree heat and in the winter it can take anywhere from 4-8 weeks.

How-to Prepare for a Re-roofing Project

1.

Remove all fragile items, including light fixtures, mirrors, pictures, figurines, etc from the walls, ceilings, and shelves. These items can fall if not firmly attached. We suggest that you check to make sure that they are securely attached. If in doubt, take them down. Small cracks or crow’s feet may appear in older plaster and sometimes small particles of the acoustical will fall. Carolina Roof Consultants cannot be held liable for these items as a result of re-roofing.

2.

Remove all important items from around the perimeter of the house that could be hit by falling roofing debris, such as cars, boats, furniture, barbecues, plants, scultptures, etc. Carolina Roof Consultants cannot assume responsibility if these items are damaged.

3.

Be prepared for noise! There will be constant hammering on your roof for up to 2 days, depending upon the size of your roof. You may wish to plan to spend time away on these days.

4.

Please park your cars on the street for the period of time between delivery of materials and completion of your roof. Our vendors must deliver your shingles using large trucks, and Carolina Roof Consultants must use our large work trucks during this time.

5.

Please keep children and pets away from the work area until our clean up crews are completely finished cleaning after your roof installation!

6.

Be prepared for a messy attic. Please cover everything in your attic, especially under the ridge line, with a plastic sheet, or old blankets, etc. We can cover your valuables for a small fee of $150. Carolina Roof Consultants cannot be held responsible for damaged items in the attic as a result of re-roofing.

7.

Be prepared that you will loose signal on your satellite tv during your roof installation. Please schedule a service call with your satellite tv provider for the day after your roof is installed. Please forward any invoice to your insurance carrier.  

8.

Cleaning will be done by our cleaning crews during and after your roof installation. We use the most up to date cleaning equipment, such as rolling magnets, pin magnets, and metal detectors in our best effort to keep you safe. Please be advised that some stubborn nails may remain hidden in brush and grass around the house.

9.

Driveway reminders. Your driveway is where our vendor must deliver your material. From time to time, there may remain tire marks on your driveway from the forklift that delivers your shingles. Most times simple rain will wash this away. On extremely rare occasion, your driveway may crack under the weight of materials and work trucks. Please be advised that Carolina Roof Consultants cannot be held responsible for these damages to your driveway as a result of your re-roofing project.

10.

Extra material. Carolina Roof Consultants will send slightly more material than is noted on your contract or scope of work. Our goal is to ensure that we can complete your project in a timely manner. Any material left at the end of the project is property of Carolina Roof Consultants.

Payment Terms, Invoicing and Warranties

Payment terms are as follows: Carolina Roof Consultants will never ask for any money up front. The day that your roof is being installed is the day that you give us the first installment check. When you receive your second check from your insurance company, please contact your Carolina Roof Consultants sales rep, and arrange for us to pick up the second installment check.

Invoicing procedures are as follows: Upon completion of your roof, Carolina Roof Consultants will provide a complete invoice to your insurance company, which will serve as a “certificate of completion”, and allow your insurance company to release the recoverable depreciation, or second installment check, to you directly. Upon final payment, a receipt and your warrantees will be sent to you by mail within ten days of completion. If payment in full is not made within 30 days of completion, a 2.5% penalty will apply per month until the balance is fully paid. A lien may also be filed against your property in the event of nonpayment, as a protection to Carolina Roof Consultants.

Warranty procedures are as follows: your new roof will be covered by 2 warrantees. The first is our workmanship warranty. It covers workmanship, labor, and installation issues on all parts of your roof that we work on. Our workmanship warranty is 15 years.

The second warranty is the manufacturer’s warranty: This warranty is issued by the shingle manufacturer, and covers the materials that were used to install your roof. These warranties vary based on the products that you choose.

Please note that both of these warranties will be provided to you by mail and in writing upon the completion of your roof, and go into effect only when your account is paid in full.

Insurance Company Payments

If you carry a “replacement cost” policy, which most homeowner’s policys are, then your insurance company will pay the cost to replace your roof, minus your deductible.

This type of policy will generally pay two installments for a new roof. The first installment check should be sent to the policyholder as soon as the adjuster has completed the damage assessment. The second installment, generally ten to forty percent of the total settlement, is held back until repairs are completed. This second check, usually referred to as “recoverable depreciation” , will be sent to the homeowner when the insurance company receives notification in the form of an invoice for payment, which Carolina Roof Consultants will fax directly to your insurance company.

It is important to remember that the settlement is based on the cost to repair the roof with materials of “like kind and quality”. Sometimes there is a discrepancy in the adjustment in cost ($), size of the roof (squares), or scope of damage between the homeowner, the roofer, and the insurance company. If this is the case, Carolina Roof Consultants has the experience necessary to resolve these issues directly with your insurance adjuster. We would like to make the process as smooth as possible for all involved.
